Family Transitions

Guiding your family
through a major
home transition

You don't have to navigate it alone.

I have had the privilege of helping many families through one of the hardest seasons of life.

Sometimes a parent has passed. Sometimes a parent has moved into a care facility, or in with family. Sometimes the home must be sold because funds are needed, or because foreclosure is looming.

Some families are nearby. Others are managing everything from a distance. Either way, the weight is heavy.

In so many of these situations, one person quietly becomes the caregiver. The one responsible for preparing a lifetime home for sale. That is a heavy burden to carry alone.

This is where I step in. I help facilitate and take care of it all. From coordinating cleanout, estate sales, donations, and recycling, to project managing repairs and preparing the home for the market. I handle the details so families can breathe, rest, grieve, or spend meaningful time with the people they love.

This side of real estate means more to me than I can put into words. The trust, love, and appreciation exchanged in these moments is something I deeply value.

A full service
partnership

My role is part real estate broker, part project manager, part calm presence. I take the project off your plate at whatever pace respects both the emotions and the circumstances your family is facing.

Every situation is different. We start with a no pressure walkthrough (in person if you're local, by phone or video if you're far away) and build a plan from there.

01
On site walkthroughs with care & clarity
A calm, thorough first look at the home, together if you can be there, on your behalf if you can't. No pressure, no urgency. Just honest assessment of what the home needs.
02
Personalized planning
A clear plan built around your family's timeline, energy, and budget. What needs to happen, in what order, and what I can take off your plate entirely.
03
Coordination of cleanout, estate sales & donations
I bring in trusted vendors for estate sales, professional cleanout, donation pickups, and recycling. You decide what stays in the family. I handle the rest.
04
Professional cleaning
Deep, thorough cleaning before staging or showings. The home is left presentable, dignified, and ready.
05
Vendor & repair management
Painting, flooring, deferred maintenance, light updates. I coordinate the trades, get the bids, and project manage the work so your family doesn't have to.
06
Staging & design
Thoughtful staging that presents the home at its best, whether that means furnished staging, partial staging, or simply arranging what's already there.
07
Exceptional real estate representation
Professional photography, MLS listing, marketing, showings, negotiations, and closing, handled with the same attention and care that brought us to this point.

Whether you're
nearby or distant

I become the boots on the ground.

If you're local
We walk the home together. You're as involved as you want to be, and as removed as you need to be.
If you're out of state
Regular photo, video, and written updates. Vendors managed by me. You stay informed without the daily logistics.
If you're depleted
It's okay to step back. I'll take the lead, check in only when needed, and protect your interests through every decision.

This side of real estate means more to me than I can put into words.

The trust, love, and appreciation exchanged in these moments is something I deeply value. These are not transactions. They are families in the middle of one of life's hardest chapters. Being trusted to carry part of the weight is a privilege I never take lightly.

In their own words

I had to sell my late father's townhome as part of an estate, and trying to do any research on the internet was completely overwhelming. Nichol was amazing at helping me understand the process when all I've ever done is rent. I live out of state, and I was dealing with the grief of losing my father, so it was really reassuring to know that she was in my corner. Nichol was my boots on the ground, making sure everything went according to schedule while dealing with curveballs that were bound to come up.

Selling my mom's home came during a very challenging time for our family. Thanks to Nichol, the process felt clear, supported, and far less overwhelming. The home sold in a surprisingly short time, and we could not have been more pleased. Nichol was professional, efficient, kind, patient, and deeply compassionate, going above and beyond throughout the entire process, taking the time to explain every contract and answer all of our questions. We would give six stars if we could.

Nichol sold my mom's house. She is efficient, professional, friendly, and a pleasure to work with. She is knowledgeable, and is expert at understanding your needs, time frame, and budgets to get your house sold. My parents were impressed and said she exceeded their expectations. I was at ease knowing my parents were in good hands.

What a great agent you have here. She went above and beyond to help this 77-year old get a home that was safe and awesome. I would have had a hard time muddling through everything. Nichol is kind and respectful. Perfect for older people as well as families. She is now going to be my agent for selling the house in Silverdale. I found a friend.
